Reading the result

The repair you pick applies to both tabs.

Do it yourself totals the safety gear every tier needs — a harness, rope and anchor, a respirator and glasses, and the caulk gun, brush and drill — then the tools for that repair: a grinder with a tuckpointing blade and shroud plus pointing tools on the repoint tier, tin snips, a roofing hammer and a flat bar on the flashing tier, a brick trowel, level, line and a staging rental on the rebuild. Materials by tier: a stainless cap and crown sealer; Type N mortar with pigment and a water repellent; step and counter-flashing, sealant and shingles; brick, mortar, a flue tile, a crown form and new flashing for the rebuild. Then disposal, a permit on the rebuild, and your hours at the rate you set: 2–4 for a cap and crown, 8–14 to repoint, 6–10 for flashing, 30–50 to rebuild. An extension ladder is assumed owned.

Frequently asked questions

Which repair should I pick?

By what's failed, from the top: a missing or rusted cap and a crown with hairline cracks is the first tier. Open or crumbling mortar joints on a stack that's otherwise sound is the repoint tier, which includes the crown seal and cap. Water in the firebox or on the ceiling after rain with the top in good shape is the flashing tier. Spalling brick, a lean, or a crown in pieces is the rebuild tier. A chimney with more than one of those is priced as the biggest tier plus the add-ons.

Why is the DIY cap-and-crown total almost the same as the pro price?

Because the harness, anchor and respirator are $135 of the $410 and the cap and sealer are the rest, while a sweep's $450 includes the trip and twenty minutes on the roof. The safety gear carries over to the repoint tier, where the DIY saving is $435, and to every roof job after. If the cap is the only thing the chimney will ever need, hire it; if the joints are next, the harness pays.

What about the liner?

It isn't in any tier, because it isn't a DIY job and it isn't known until the flue is scanned. Tick the Level 2 inspection on the Hire a pro tab and, if you already know the liner's cracked, the stainless liner add-on: $1,500–$7,000 by height, diameter and insulation. Repointing a stack over a failed liner is the most common way to spend $1,100 on a chimney that still isn't safe to use.

What do the quote levels mean for chimney repair?

Low is a short stack on a walkable roof, sound brick, standard cap, in a region with many masons and sweeps, in spring. Typical is the national median for that repair on a one- or two-story house, with matched mortar, a stainless cap and photos of the work. High is a steep or three-story roof needing staging, a tall or wide chimney, matched reclaimed brick, copper flashing, a big metro, or fall booking season. Inspection, sweep, liner, recast crown, cricket, water repellent, staging and interior repair are add-ons on any level.
